Miss Jus Tine Lim is one of our partners from Real Estate and Banking Department of Kuala Lumpur branch who advises and represents a variety of property developers and individuals in a full range of conveyancing matters.
From the very initial stage of project development, she provides valuable guidance to developers on matters in relation to the development of master plans, submission, and amendments of parcel/to building plans and peruses architect’s drawings and specifications.
Prior to the sale of parcels, Miss Jus Tine also provides her professional advises on the best strata strategy to the developers. Being well versed in strata laws, Miss Jus Tine is regularly sought by property developers and management bodies on matters relating to strata management.
In the area of banking and finance, she regularly advises financial institutions in property financing including the drawdown and perfection of loan documentations for both conventional and Islamic financing facilities.
Apart from the above, Miss Jus Tine is also being entrusted by Real Estate and Housing Developers’ Association Malaysia (REHDA) for her valuable professional opinions on issues in relation to property development and strata management and has also been involved in the discussion with the special task force committee along with other stakeholders on the proposed amendments to our current laws in relation to the property development field.

Advised SkyWorld Development Berhad on its joint development of Rumah Mampu Milik Bakat Baru MADANI with Penang Development Corporation and PDC Properties Sdn Bhd. The engagement encompassed land acquisition, regulatory compliance, and the implementation of innovative construction solutions. This landmark project marks the launch of Malaysia’s largest affordable housing development, with a gross development value of RM13 billion. It sets a national benchmark as the first development in Penang to adopt the Industrialised Building System (IBS) 3D – Prefabricated Prefinished Volumetric Construction (PPVC) technology.
Engaged by a prominent housing developer to provide legal advice and conduct a due diligence exercise for the acquisition of three residential towers comprising 1,296 serviced apartment units and 4 retail units, located in the heart of Kuala Lumpur City Centre and valued at RM310 million. In addition to advising on the acquisition, the developer was provided with comprehensive support in navigating the regulatory framework under the Housing Development (Control and Licensing) Act 1966, including advising on applications to the Minister of Local Government and developing practical legal solutions to safeguard the interests of existing purchasers. Following the acquisition, with the team’s continued role as counsel, the developer successfully implemented Malaysia’s first-ever pre-packaged scheme of arrangement for a housing project, which was unanimously supported by purchasers and sanctioned by the Court under Section 369C of the Companies Act 2016.
Advised a public listed company on the settlement of shareholders’ advances and the subsequent related party disposal of 50 condominium units to its Hong Kong-listed subsidiary, with a total transaction value of RM61.982 million. The deal involved complex cross-border regulatory compliance and required approvals from independent shareholders. It demanded navigation of both Malaysian and Hong Kong regulatory frameworks and was successfully completed with the requisite approvals, reflecting strong corporate governance and cross-border execution capabilities.
Appointed by a well-known property developer to oversee and facilitate negotiations and settlements with purchasers of the project in relation to claims for liquidated ascertained damages (LAD). The engagement involved managing purchaser expectations, assessing the validity of claims, and formulating practical settlement strategies to minimise legal exposure and preserve stakeholder relationships.
Acted for a prominent property developer in the bulk purchase of a housing development comprising residential units located in the rapidly growing satellite township of Bangsar South, Kuala Lumpur.
Advised a property developer on the bulk acquisition of a mixed-use residential and commercial development situated in the prime location of Bandar Sri Permaisuri.
Advised a well-established property developer on a township development in Seremban, Negeri Sembilan, spanning approximately 770 hectares. Scope of work included advice on contractual and sub-contractual matters, compliance with Government and Quasi-Government Authorities, as well as advisory services on the Housing Development (Control and Licensing) Act 1966 and the Street, Drainage and Building Act 1974.
Acted for a main contractor in finalising a Settlement Agreement with a developer for a project valued at approximately RM500 million.
