Noelle’s areas of practice include real estate matters, banking and finance, and commercial agreements. She advises and represents various individuals and corporations in acquisitions and disposal of properties including residential and commercial properties, refinancing, joint venture arrangements as well as tenancies.

In the area of banking and finance, she regularly advises financial institutions in property and business financings, handles legal documentations, compliance and drawdown of financing facilities for both conventional and Islamic financing facilities.

EXPERIENCE

  • Acting for a Malaysian lender for a banking facility of Renminbi 1.6billion comprising of revolving credit, multi trade finance lines and forward exchange facilities granted to a leading Malaysian automotive company in financing the performance and/or operation its business.
  • Acting for a Malaysian lender for a banking facility of USD180 million granted to a company incorporated in Malaysia to part finance purchase of lands and the construction costs of an integrated mixed development and logistic hub in Kuantan, Pahang.
  • Acting for a prominent Malaysian property development company in respect of its joint venture with Employees Provident Fund’s wholly-owned indirect subsidiary for the development of a township project development in Selangor, measuring approximately 2,260 acres into a new mix development township, with a GDV of approximately RM1.6 billion.
  • Acting for a Malaysian property development company on acquisition of a commercial land in Johor for a total consideration of RM60 million. 
  • Acting for a Foundation on acquisition of a commercial land in Selangor from a prominent Malaysian Developer for a consideration sum of RM13.8 million. 
  • Advising a Malaysian property development company on sale of an agricultural land in Selangor for a total consideration of RM11 million.
  • Acting for a Malaysian lender for a banking facility of RM60 million granted to a developer in Malaysia to refinance a commercial building in Kuala Lumpur.
  • Acting for a Malaysian lender for a banking facility of RM48 million granted to a leading logistic provider in Malaysia to part finance its construction of a warehouse.  
  • Acting for a Malaysian lender for sell-down of term loan USD30 million to a Chinese lender by way of transfer certificate under a syndicated loan. 
  • Acting for a Malaysian lender for a banking facility of RM6.47 million granted to an ophthalmic company in Malaysia to part finance its construction of a factory.
  • Acting for a Malaysian lender for a banking facility of RM5.67 million granted to a leading automobile engines and spare parts import-export Malaysian company to part finance its construction of a factory.
  • Advising a foreign company in its proposed shares acquisition of a local company for a consideration sum of RM59 million.
  • Advising a Malaysian budget hotel chain on the sale of its business to a Malaysian company.

  • Advised a foreign-owned private company incorporated in Malaysia on its acquisition of 57 units of luxury service apartments within the City Centre of Kuala Lumpur at a total consideration of RM72 million.

  • Advised a Malaysian property development company on the acquisition of commercial land in Johor for a total consideration of RM60 million.

  • Advised a Malaysian developer in its acquisition of six pieces of land within the vicinity of Genting Highlands, Pahang at a total consideration of RM65 million.

  • Advised a Malaysian developer in relation to a cost-sharing agreement for infrastructure to be constructed over a project in Genting Highlands.

  • Advised a plastic manufacturing company on the acquisition of an industrial factory located within an industrial park, including the transfer of an existing solar photovoltaic system under Malaysia’s Net Energy Metering (NEM) scheme for a consideration of RM27 million.

  • Advised a charitable foundation on the acquisition of commercial land in Selangor from a prominent Malaysian developer for a consideration of RM13.8 million.

  • Advised a Malaysian private badminton academy on its tenancy of a sports complex in a high school in Kuala Lumpur.

  • Advised a Malaysian company on the tenancy of its factory lot in Selangor with a global gloves manufacturing company in Malaysia.
